The Journey To Buying Your Home By TODD ROWELL


Building a home takes lots of people, materials, processes and details managed on a strict schedule. At Sullivan Rowell Homes, we put even more than most into building your home. Rest assured, we'll do whatever we can to make this effort seem simple. In fact, here's a glimpse of each step of the homebuilding process to give you some idea of what will happen.

Step 1. Initial Decisions

Work with your Sales Associate to select a neighborhood, a home site and a home design.

Step 2. Financing

To ensure success in obtaining your dream home, pre-qualify with a lender.

Step 3. Other Decisions

Decide on upgrades and changes, if any. Perhaps a meeting with Sullivan Rowell Homes will be necessary to identify changes and costs.

Step 4. To Start the Building Journey

Sign a sales agreement and builder addendums with your Sales Associate and Sullivan Rowell Homes and deposit earnest money. Complete the process to secure a mortgage.

Step 5. Permits

Sullivan Rowell will secure all the necessary permits required to get the building of your home underway. In many cases, approximately one month is needed to prepare the permit paperwork, submit it to the governmental entity and receive the actual permit(s).

Step 6. Foundation

Your homesite is surveyed, staked and excavated. Sullivan Rowell will run the utilities from the street to your foundation. Your concrete foundatin is poured. A foundation inspection takes place.

Step 7. Framing

Your first floor exterior and interior walls are framed, then the second floor is framed. After that , the stairs and roof trusses are added. A framing inspection takes place.

Step 8. Selections

You will start to choose the paint colors, tile, carpet, vinyl, brick, backsplashs, appliances, etc. for your new Sullivan Rowell Home. There are many choices within each catagory - no choosing from A, B or C. This allows you to personalize your home.

Step 9. Exterior Finishes

When your framing is complete, roof sheathing is added over trusses, attic vents are installed, and composition shingles are installed. Siding is attached to the home and facade materials such as brick are added to the exterior. Windows and exterior doors are installed. The exterior on your home will be painted between now and the completion of construction.

Step 10. Mechanicals

Your heating and cooling system, plumbing and electrical systems are installed. Prior to installing the electrical you will meet with the builder to place phone and cable outlets and to discuss adding any electrical upgrades. Systems are "roughed in", leaving exposed ends of pipes, wiring and ductwork to be finished later. Bathtubs and shower units and other large items are installed. Rough mechanicals are inspected.

Step 11. Insulation and Air Sealing

Insulation is added between the studs in all exterior walls and between joists forming the attic. Gaps between framing members and around windows are then sealed to eliminate potential air leaks. Insulation inspection takes place.

Step 12. Interior Finishes

Wall and ceiling drywall is installed, taped, textured and painted. Light fixtures are hung. Interior doors, trim, cabinets, countertops, flooring, mirrors, plumbing fixtures etc. are installed. Your heating and cooling system, plumbing and electrical are finished - including registers, faucets, and appliances. The drywall nailing inspection and the final electrical inspection take place.

Step 13. Landscaping

Your yard is graded to slope away from your foundation. Walkways, driveways and patios are added. Then an underground sprinkler system, curbing, sod and shrubs are installed in the front yard.

Step 14. Quality Inspection

While landscaping is being completed, Sullivan Rowell Homes continuously performs quality inspections on your home. A 'punch list" is prepared including any items that need attention, and all repairs are made prior to the New Home Demonstration. After repairs are made, the home is cleaned and made ready for the New Home Demonstration.

During this time, the local building department will conduct a final inspection on your home and issue a Certificate of Occupancy.

Step 15. Closing

Prior to closing, Sullivan Rowell Homes will host the New Home Demonstration meeting with you. Here, the Builder will explain the mechanicals and give you tips on how to maintain your new home. You may ask questions about how your new home operates, as well as make note of any items needing attention (such as paint touch-ups). Within days of this meeting, you will sign closing papers and deposit funds.

Step 16. Warranty Period

For the first year, you new home is covered under the Sullivan Rowell Limited Warranty. During this time, you can report any needed repairs or problems to the Customer Service Department and we will quickly make covered repairs at no charge. You are also covered by an insurance backed Ten Year Structural Warranty which protects you from any structural defects during that time period.
